Subscribe/Renew Journal
An all India household survey conducted by the National Council of Applied Economic Research shows that about 83% of urban household have an average disposal annual income of less than Rs. 3,695 per household and about 87.7% of rural household have an average disposable annual income of Rs. 3,821 or less per household. Even assuming 5% rate of interest and a total expenditure of about 10-15% of the income on housing, an overwhelming majority of our people cannot afford to have a house costing more than Rs. 3,000/-, which would mean a monthly instalment of Rs. 20/- for amortization in a period of 20 years. It is, therefore, apparent that to ensure equitable distribution of new houses to be constructed 80% to 90% of them should cost less than Rs. 3,000/- if bulk of poorer section of our people are not to be denied the benefit of housing. Reduction of cost of dwelling units also ensure construction of more number of dwelling units to serve more number of people with the limited fund available for housing.
